Landlord Fees
We offer a hassle-free approach to fees, ensuring you know exactly what to expect. Our pricing is transparent, without any hidden extras or nasty surprises:
- Tenant Find Only Service

Cost: One month's rent (minimum £800) inc. VAT

Inclusions: Rightmove & Zoopla Listing, professional photography, all viewings conducted by TLC, process applications, credit checks, reference checks, comprehensive move-in Inspection, move-in processing, handling move-in payments and landlord payments.

Optional continued inspections: Available at £100 if required.

Premium Full Management Service

Cost to find a tenant: £300 inc. VAT

Monthly management fee on rent collected: 13% (minimum of £75 inc. VAT)

Comprehensive inclusions: Rightmove & Zoopla listings, all viewings conducted, application processing, credit checks, comprehensive move-in inspection/inventory, move-in payments processing, AST contracts, direct debit set-up, tenant move-in, utility notifications, 24/7 point of contact, regular inspections, move-out inspection, home visit (where applicable), daily landlord payments, monthly and annual statements.

Enhanced inclusions: Everything as 'premium full management,' plus Rent Guarantee Protection Insurance.

Inspections: £100 (Note: full management services include periodic inspections, move-in/out inspections, and an initial five/six-week inspection. Tenant Find Only service includes a move-in inspection).
