Many agents charge for this and that and before you know where you are you've spent a fortune and you've no tenant. At TLC Properties we keep our fee structure for our Landlords straight forward.

 

 

Our Fees with No Extras or Nasty Surprises

 

Tenant Find Only Service:

  • To find you a tenant = £ One Months Rent (Minimum £800) inc. VAT

Includes: Rightmove & Zoopla Listing, Professional Photography, All Viewings Conducted by TLC Properties, Process Applications, Credit Checks, Reference Checks, Comprehensive Move-in Inspection, Process the Move-In, Handle Move-in Payments and Pay the Landlord. (Continued inspections available at £100 if required)

 

 

Premium Full Management Service:

  • To find you a tenant = £300
  • Monthly management fee charged on rent collected: 13% (Minimum of £75 inc. VAT)

Includes: Rightmove & Zoopla Listings, Conduct All Viewings, Process Applications, Credit Checks and Referencing, Comprehensive Move-In Inspection/Inventory, Process the move-in payments, AST Contracts, Direct Debit Set-up, Tenant Move-In, Notify All Utility Companies and Local Authorities, 24/7 Point of Contact for Tenant and Landlord, 5 Week Initial Inspection, 6 Monthly Inspections and Comprehensive Move-Out Inspection, Conduct a Home Visit (where applicable), Daily Landlord Payments, Monthly Landlord Statements and Annual Statements

 

 

Premium Plus Full Management Service:

  • To find you a tenant = FREE
  • Monthly management fee charged on rent collected: 16%

Includes: Everything as ‘premium full management’, plus, Rent Guarantee Protection Insurance

 

 

Additional Services:

Inspections - £100 

(Full Management services already include 6-monthly inspections, a move-in and move out inspection and an initial 5/6 week inspection. TFO service includes a move-in inspection)
